The value obtained from this process is conditioned by the durability and quality of the location. This may depend on the market value. If the market is poor, then it is undervalued and if it is an active market it will become overvalued. This is due to the market comparison, which says that it does not matter what the real value of the property is or how much profit it brings, but how much the market recognizes that such properties are being traded at that time.
A property appraiser is a person who has the knowledge, qualification, skills and experience necessary to estimate the value according to the purpose: transfers of property rights, appraisals for bank real estate and mortgage guarantees, etc.
